Terms & Conditions of Mechanical Contracting
Effective Date: January 1, 2026
Welcome to Columbus Plumber Expert LLC. By accessing our website (columbusplumberexpert.com), requesting mechanical services, scheduling a service appointment, or authorizing plumbing repairs, you acknowledge that you have read, understood, and agree to be legally bound by these comprehensive Terms and Conditions of Mechanical Contracting. These terms apply to all residential, commercial, and emergency plumbing projects performed across Franklin County and Central Ohio.
1. Diagnostic Inspections & Upfront Written Authorizations
All plumbing repairs, fixture replacements, water heater installations, drain clearing, and piping projects are executed in accordance with upfront, itemized written estimates presented to the property owner or authorized agent following on-site mechanical diagnosis. Work commences only after the client has approved the recommended scope of work. If unexpected concealed physical defects (such as rotted subflooring beneath a toilet or broken subterranean fittings) are discovered during execution, our technician will immediately pause work, explain the findings, and present a written change order before proceeding.
2. Workmanship Warranties & Manufacturer Guarantees
At Columbus Plumber Expert, founded by Richard Miller, we take immense pride in master craftsmanship:
- Labor Warranty: All installation and repair labor is warranted against mechanical defects under normal operational use for the period specified on your written work order.
- Equipment Warranties: Water heaters, tankless units, sump pumps, sewage ejectors, and filtration systems carry manufacturers' limited warranties. Columbus Plumber Expert will assist customers in facilitating legitimate warranty claims with equipment manufacturers.
- Drain & Sewer Clearing Limitations: Drain snaking and hydro jetting warranties apply to lines free from structural collapses, pipe bellies, offset joints, or persistent tree root intrusions. Where structural sewer defects exist, long-term CIPP lining or replacement is required for full warranty coverage.
3. Property Access, Safety & Homeowner Responsibilities
To ensure the safety of our technicians and protect your property, the customer agrees to provide safe, unobstructed access to the work area, main water shutoff valves, cleanout ports, crawlspaces, water heaters, and electrical panels. Homeowners must secure pets and ensure children remain clear of active work zones and heavy diagnostic machinery.
4. Preexisting Structural Conditions & Concealed Defects
While our licensed technicians exercise extreme care to protect your home and prevent secondary water damage, Columbus Plumber Expert is not liable for preexisting water damage, historical dry rot, toxic mold colonization, sub-slab foundation shifting, or deteriorated structural framing that occurred prior to our dispatch. Our plumbers will document preexisting damage with digital photographs and review restorative options with the property owner.
5. Municipal Permits, Code Standards & Inspection Coordination
All plumbing work is performed in strict accordance with the Ohio State Plumbing Code, Franklin County public health standards, and local municipal ordinances. Where building permits are required for gas line installations, water service replacements, or sewer excavations, Columbus Plumber Expert will file necessary applications and schedule required municipal inspections. The customer agrees to facilitate access for municipal inspectors.
6. Ohio Underground Utility Protection Service (Ohio 811)
For projects requiring underground excavation or trenchless pipe bursting, Columbus Plumber Expert will contact Ohio 811 to locate and mark public utility lines (gas, electric, public water, telecommunications). The property owner remains responsible for identifying and marking private subterranean lines, including lawn irrigation pipes, pool plumbing, secondary outdoor electrical feeds, and invisible pet fencing.
7. Payment Terms, Commercial Billing & Invoicing
Payment in full is due immediately upon substantial completion of authorized work, unless prior commercial invoicing or formal financing arrangements have been approved. We accept cash, certified checks, major credit cards, debit cards, and approved consumer financing. Unpaid balances beyond 30 days are subject to late administrative fees and legal collection costs as permitted by Ohio law.
8. Governing Law & Dispute Resolution
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Ohio. Any legal dispute or claim arising out of our mechanical services shall be resolved within the jurisdiction of Franklin County, Ohio.
